Building Superintendent

Responsibilities: The Building Superintendent will assure that the facility supports a clean, hazard-free and effective environment to facilitate the efficient delivery of services in a patient-friendly atmosphere.  The Building Superintendent supervises all aspects of building systems, supervises all maintenance and security staff, oversees outsourced preventive maintenance contracts and all building services, including but not limited to fire and burglar monitoring, life safety systems, elevator, HVAC, boilers, air filters, plumbing, electrical distribution, housekeeping, etc. The Building Superintendent will also oversee all aspects of maintaining all pertinent documentation, including complete files on all preventive maintenance and services contracts for the facility; maintaining compliance with all relevant regulatory and accrediting bodies.

 

Qualifications: Technical degree and/or certifications and management related experience or equivalent work experience in the field of Facilities Management and Building Maintenance. Minimum of two (2) years Union trade supervision and five (5) years extensive facilities management/maintenance/housekeeping experience. Familiarity with all types of mechanical, electrical, and plumbing systems, building automation systems, energy conservation programs, utility distribution and management/supervision, preventative maintenance, housekeeping in a union shop environment is essential. Excellent communication, team building, sense of accountability and leadership skills are essential. Strong knowledge of New York State and New York City Departments of Health and OSHA requirements and building codes preferred, as they relate to healthcare facilities. Facilities management, maintenance and equipment operation certifications are preferred.
